Construction Project Management for Project Owners

Provide technical guidance during design development to ensure alignment with project goals and requirements, while integrating pre-construction services and effective project management strategies.

Perform comprehensive constructability, biddability, and operability reviews as part of our pre-construction services. Additionally, conduct detailed bid document examination (Division 00 Documents) to ensure effective project management and facilitate smooth post construction services.

Coordinate pre-construction services by organizing pre-bid meetings and contractor briefings. Conduct thorough bid reviews and cost negotiations to ensure effective project management and successful post construction services.

Establish effective stakeholder communication protocols to enhance both pre-construction services and post construction services. Define clear roles, responsibilities, and authority structures to ensure smooth project management. Prepare and distribute comprehensive meeting documentation to support all phases of the project.

Facilitate progress meetings as part of our comprehensive project management approach. Coordinate submittals, shop drawings, and RFIs to ensure a smooth transition from pre-construction services to post construction services. Maintain detailed submittal registers and RFI logs while reviewing and responding to project correspondence effectively.

Create and maintain CPM Schedules with Primavera P6 as part of our project management approach. Perform monthly schedule updates and analyses to support both pre-construction services and post construction services. Review and approve schedule modifications while conducting Time Impact Analyses for any necessary project adjustments.

Verify monthly progress payment applications as part of our project management strategy. Evaluate retention reduction and release requests to ensure compliance during the post construction services phase. Prepare independent estimates for verification of proposal pricing in alignment with our pre-construction services. Negotiate change order pricing effectively and review certified payrolls to ensure wage requirement compliance.

Monitor, observe, and inspect construction activities as part of our comprehensive post construction services. Perform detailed daily inspections of work to ensure contractor adherence to plans, specifications, and approved submittals during the pre-construction services phase. Provide inspection reports that summarize weather conditions, work performed, materials received, tests conducted, deficiencies identified or corrected, safety observations, and include photos. Coordinate Quality Assurance (QA) testing to verify the contractor's Quality Control (QC) measures. Additionally, maintain deficiency logs for follow-up and verification of any deficient work as part of effective project management.

Assist in verification and demonstration testing as part of our post construction services. Perform start-up and commissioning activities within the framework of effective project management. Review and respond to project correspondence related to pre-construction services.

Perform Punch List Inspections as part of our comprehensive post construction services. Conduct Warranty Inspections to ensure quality and satisfaction. Additionally, coordinate Record Drawings and O&Ms within the framework of effective project management.
