- Perform comprehensive constructability, biddability, and operability reviews
- Conduct detailed bid document examination (Division 00 Documents)
Bid Process Facilitation
- Coordinate pre-bid meetings and contractor briefings
- Conduct thorough bid reviews and cost negotiations
Pre-Construction Meeting Facilitation
- Establish effective stakeholder communication protocols
- Define clear roles, responsibilities, and authority structures
- Prepare and distribute comprehensive meeting documentation
PROJECT MANAGEMENT
Project Documentation
- Facilitate Progress Meetings
- Coordinate Submittals, Shop Drawings, and RFIs
- Maintain detailed Submittal Registers and RFI Logs
- Review and respond to project correspondence
Critical Path Scheduling and Control
- Create and maintain CPM Schedules with Primavera P6
- Perform monthly schedule updates and analyses
- Review and approve schedule modifications
- Conduct Time Impact Analyses for project adjustments
Financial Controls and Change Management
- Verify monthly progress payment applications
- Evaluate retention reduction/release requests
- Prepare independent estimates for verification of proposal pricing
- Negotiate change order pricing
- Review certified payrolls for wage requirement compliance
Construction Observation and Special Inspections
- Monitor, observe, and inspect construction activities
- Perform detailed daily inspections of work for contractor adherence to plans, specifications, and approved submittals
- Provide inspection reports with summary of weather, work performed, materials received, tests performed, deficiencies identified or corrected, safety observations, and photos.
- Coordinate Quality Assurance (QA) testing for verification of contractor Quality Control (QC)
- Maintain deficiency logs for follow-up and verification of deficient work
POST CONSTRUCTION SERVICES
Project Startup and Commissioning
- Assist in verification and demonstration testing
- Perform start-up and commissioning activities
- Review and respond to project correspondence
Project Closeout
- Perform Punch List Inspections
- Conduct Warranty Inspections
- Coordinate Record Drawings and O&Ms
